As the Project Manager – Construction & Capital Projects, you will play a key role in planning and delivering capital projects that support our Hotels and Nordic Spa divisions. From long-term CAPEX strategy to hands-on project execution, this role ensures projects align with corporate strategy, brand standards, and operational priorities.

This is a role for someone who sees what needs to be done and takes ownership from start to finish; balancing strategic planning with practical execution in a fast-paced, collaborative environment.

Position Responsibilities

Strategic CAPEX Planning

  • Build annual CAPEX budgets and contribute to the long-term 5-year capital strategy for equipment, infrastructure, and facilities.

  • Ensure capital planning aligns with corporate policies, operational priorities, and property needs.

CAPEX Portfolio & Systems Management

  • Partner with divisional and property stakeholders to develop, scope, cost, and plan capital projects.

  • Champion maintenance and capital planning software systems, including:

    • Mapping approved property-level capital into system workflows

    • Managing work orders and maintenance coordination

    • Establishing and monitoring system-based KPIs

Project Execution & Oversight

  • Lead the full lifecycle of capital projects from concept through handover.

  • Plan, execute, and track progress against budget, schedule, and quality standards.

  • Hire and manage subcontractors while ensuring subcontractor management procedures are followed.

  • Secure necessary permits and regulatory documentation prior to project commencement.

  • Conduct site visits and inspections to ensure execution plans are followed.

  • Participate in bid preparation and development of detailed execution plans.

  • Ensure internal reporting and project documentation requirements are met.

Communication & Stakeholder Coordination

  • Maintain clear and consistent communication with all project stakeholders.

  • Provide regular updates on project status, timelines, and costs.

  • Escalate risks and issues as needed.

  • Develop detailed project critical paths and lead strategic project discussions.

Budget & Financial Management

  • Define and manage project budgets and schedules.

  • Prepare monthly progress reports.

  • Implement project and financial controls including AFEs, cost forecasting, change management, and invoice review.

Contract & External Partner Management

  • Develop contract strategies and selection processes for projects.

  • Identify and select contractors based on quality and value.

  • Manage external partners including contractors, suppliers, and engineering consultants.

  • Leverage internal Construction team resources where possible.

Experience, Education & Skills

  • Minimum 5 years of experience in facility capital management; hospitality experience preferred.

  • Proven experience managing large-scale capital projects and preventative maintenance programs.

  • Strong leadership and stakeholder management skills.

  • Excellent organizational, communication, and negotiation abilities.

  • Knowledge of construction best practices, hospitality design standards, and sustainable building trends.

  • Ability to work independently, take initiative, and drive projects to completion.

Working Conditions

This position operates in a fast-paced and highly collaborative environment with frequent interaction across corporate and property teams. Periodic long days and occasional weekend work may be required to meet project deadlines. Travel to property sites is expected.
